In most cases, we can test any roof construction, we combine a range of leak detection techniques to help us to identify the roof leak location.

 

Roof leaks can often be difficult to locate using traditional methods. Holes in membranes are often too small to be visually identified but can cause significant damage to the buildings and tenants below. Roof Leaks are often a longstanding issue that builders, roofing companies and tenants have failed to diagnose or repair.

 

Common Causes of Roof Leaks

Roof leaks can be caused by many things, but these can broadly be categorised into age-related wear-and-tear, acute damage, and poor installation. Any of these three factors can lead to roof leaks occurring, whether they happen immediately after installation, or decades into the roof’s lifetime.

 

Age – Often the primary cause of a leaking roof is simply that the roofing materials have reached the end of their lifespan. Over time, your roof is exposed to extreme temperatures, adverse weather, and debris, all of which can lead leaks.

 

Workers / People – One of the most common causes of roof leaks is human error or carelessness. Dropped tools to roof areas or heavy foot traffic can damage the membrane below and cause roof leaks.

 

Weather – Regular exposure to the elements can cause roof leaks. Over time, cumulatively the weather can impact and degrade roofing materials.

Roof Leak Detection - Ponding Water

Workmanship – Poorly installed flashings, membrane, tiles and rooflights can all lead to weaknesses in the roof making them susceptible to leaks. Pooling water due to improper installation can quickly lead to roof leaks, as gaps in the roofing membrane or felt present an easy opportunity for water to get in, and pooling water places increased pressure on the material and structure below.

Neglect – Failure to maintain and inspect your roof can lead to leaks. Regular roof condition surveys and maintenance can prevent future damage, minor issues can be detected sooner before they escalate into larger problems that can result in costly roof replacement works.

Rooftop Equipment – Areas near heavy rooftop equipment such as fans and M&E plant are often the site of punctures and leaks. Screws, washers, or gaskets can dry rot, all creating potential entry points for water.

Using a range of leak detection services, our engineers can accurately trace the source of leak. Whilst on site, our engineers will record all testing and findings, including photographs – a report will then be written by one of our Technical Managers, providing recommendation on repair.
